I completed my new home a few years ago and here is my 2 cents worth. Just a FYI, I am in the business on the concrete side.

Polyurethane spray foam the base 2" under the concrete with high density foam to give a R20 insulation and also is a vapor barrier.

Radon remediation piping under slab

Radiant Hydronic heat

Linear floor drains

6" slab, concrete should be 3/4" stone, ask the concrete supplier to provide a low water cement ratio mix design to reduce cracking, use a super plasticizer added on site to adjust slump. Do not let the finisher provide specs as he will order the easiest concrete to place.


The EV future is coming so be ready with pre-wiring for your home charger and making sure you have plenty of power, 100 amp minimum.

wall mounted commercial pressure washer.

make sure you leave plenty of room in back for storage.

side mount garage door openers, so doors can be raised up to ceiling

run extra 2" electrical conduits up to attic area

ask you contractor to create storage space in attic area

I did not have the head room, so I installed a pit under a 4 post lift. My opinion is 2 post lifts are just too dangerous for a home installation,

Question, is the finished and sealed concrete floor a ggod bet, or are coatings better? Seems slippery to me, but easy to clean.

a gripping agent " Shark tooth" can be added to any coating to provide an anti slip surface

That is impressive. That is the first time I've seen blown foam under a cement floor. Is there a poly plastic barrier under the foam?

No need, the foam insulates and provides a moisture barrier, replacing the 10 mil poly

If you just want a lift to store an extra car, I think this is an interesting alternative to a 4-post unit.

Our nicest building, has radient heat. As you are in MI, I would STRONGLY consider it. An additional huge benefit, because the air isnt moving as much as any air system, MUCH less dust.

lots of good ideas listed here. You may want to consider running speaker wires for a good sound system.

docshelby please watch my video on you tube Ford Fanatic and you will see my garage I built 6 years ago.
Some comments have been provided already. I did do under floor heat. The best thing you can do is put electrical plugs in the floor flush mounted. If you know fairly certain or exactly where lifts etc are going to be this really prevent chords from running all over the place. I am not sure if 12 ft clear is enough. Again go the max you can. Mine is 30 so eventually I can go 4 high. If you can afford put in air conditioning and a humidity control unit.
Wider doors, side mount garage door operators a must. add at least 3 extra feet depth to be able to have some room to walk around and 6 -8 feet if you want storage or cabinets. Try and put at least a2 piece washroom and plumbing and electrical for you on washer and dryer. Your wife will love that one. No dirty, smelly, oily clothes or rags coming into the house and using the main ones.
LED lighting through out. More lighting in the actual area you may work on the car. Take your time on going over the drawing many many times.
