I built a nine car garage. Musts are a lift, a large air compressor, R-18 doors, epoxy floor with a cove base, large work bench, storage cabinets and a garage refrigerator. Should haves are a large screen TV, a good sound system, de-ionized water and a washer/ dryer.

I had some pictures somewhere, but I will email him tomorrow to send more pics. I thought mine came out great, but this thing is incredible. He owns a machine shop too in New Orleans and his country house is in Mississippi. It is in the historical registry and the garage was made with no cost spared.

One of my "garages" measures 45' deep by 90' wide, and I can't fit as much stuff as Kayvan has!! I do have three lifts, one two post and two 4-posters. One 4-poster goes up to a second story loft. It is a mess however, as I have never taken the time to do it the way I really want to.

A lot depends on your tastes and how many cars you are going to park in there. The world is your oyster. Just like horsepower – it just costs money! My “phase one” is
42 x 80 and it’s too small. Originally 44 x 100 price escalation (then) forced me to cut it back. Here are a few pointers:

• At least 11 feet ceiling height – more if you can get it.
• Wide “double” garage doors. Less doors & wider for each.
• Lots of lighting
• Have a corner for you TV and entertainment section.
• Have a “display wall”.. I have too many windows (nice for light) and that cuts into the “stuff” you can display.
• Flooring. Go with a high quality epoxy resin. Race deck and other plastic tiles are very noisy and irritating. Especially with a lot of folks in the place.
• Pre wire speakers – at least 8 in a room that size.
• A/C and heat of course. Probably 5 ton.
• Place electrical receptacles every 10 feet.
• If you have a lift – place flush to the floor aircraft landing lights in the floor under the lift. (Use four)
• Run several “spare” plumbing and electrical conduits in the concrete and under the walls.
• Be sure to use high quality concrete – I’m 6 inches 4,000 PSI all around with a 14 inch deep “border” two feet all around with rebar. The RV weighs 37,000 lbs.
• Use lots of white inside for good light reflection.
• A good lighting guy will measure luminosity thoughout the garage. No less than 50 foot candles anywhere.
• Pre-wire for cable, satellite, internet, HDMI. It’s all so cheap at the construction stage.
• I have a “wash pad” off to one side. 20 x 40 properly sloped and drained.
• Pre-wire for security and fire. Consider sprinklers if appropriate.
• Pre-wire a “10-gang” battery tender. (More if you need) `
• Consider turn in and exit radii – it’s hard maneuvering sometime if things are too tight.
• Visualize how you will use the place and have some trusted buddies over for beer night and go over everything. I’m sure they’ll have good suggestions. My garage is only two years old – but there’s lots I would do differently.
• We’ll fix it all in “phase two” !!!

Wow! Not a ton more to suggest here. A lot of solid suggestions.

My only other vote that I will put in mine when the guest casita and toy garage is built is a set of DUELING VIRTUAL RACE COCKPITS.

Great pics and ideas guys.. I am in the middle of planning a similar project... if you have lifts the floor lights are an awesome idea (added to mine now :biggrin ) but also make sure your lifts are wired to the floor to eliminate trip hazards and cords... and then wire junction boxes on the inside of your lift rails for your float chargers... nothing worse than having float charger cords everywhere...

Here´s a few pictures of my garage taken a few monts ago before being completely done. My garage layout is "L" shaped, the couch area in one end, and cars at the other. Next to the couch area there is a 200 sqft shop with work bench, tools etc.

Had a few fellow car enthusiasts over for some GT rides I donated to charity.

Very important to have a seating area where you can hang out with you buddies :biggrin Music, car magazines, refrigerator with cold beer, Coke and snacks :wink

Other end of garage is mainly for storing cars - room for 4 side by side at the far end, one on the 4 post lift and 2 more in the middle.

Reason for the bit strange and crowded layout is that the building is from 1777 and by law protected against modification other than restoration ....

In the final stages of a 50' 70' with a 24 x 24 "office" bump out with 2 baths (commercial area needed for code)

a few things we went with:

Epoxy floor for sure, un sealed concrete under the plastic decking will be dusty, we are using, not an over the counter, done by pros that will diamond grind the floor 1st etc. This is actually a breathable material. BIG time expensive, but the rep I met with, said his 1st install with the company was a hanger, 15 years ago, and still looks almost perfect.

Consider a washer dryer, wife always looked at me funny bringing all the garage stuff into the house....

LOTS of outlets, LOTS of lights, we too used a consultant to ensure we had enough light.

Lift or lifts a must.

We will have a second floor mezzanine that will be the "museum area" so will not take up car space.

Speakers and TV are nice too.

Also if in cold climate, we chose radiant floor heat, with supplemental hot air, also AC, but not really for cooling, but for humidity management in the summer. Looked at geothermal for a bit, but did not see the ROI.

When we are done, seriously considering a small commercial floor scrubber. 3500ft is a lot of sweeping and mopping......

WOW you guys are great, all very good ideas and much appreciated. I ended up out of the office yesterday and just now had a chance to review responses.
I will list kind of what I have going. I already have a 30'x50' shop with a car lift, motorcycle lift etc. I plan to plumb in air lines to the new one from the old one to reduce noise in the new one. The new one will have a 660 square foot room upstairs (man cave) with wet bar, fridge, big screen, games etc. This room will have balconies opening into the garage area below. Garage will have 2"x6" walls and 12' ceiling with heat/AC. There will be a 20'x20' wash bay in one corner with FRP walls and floor drain. It will have 2 18'x8' garage doors and one 18'x10 garage door plus 2 man doors. It will also have epoxy flooring. The wife said if I built a new one it had to be "pretty" so this one will be stucco and rock with a roof that matches our house. I have been thinking about installing air lines and power lines from reels hung on the ceiling. Has anyone done this and is it worth the effort? I have attempted to attach some photos (not sure if I know how to do this or not) and will post progress updates occasionally.

Pics of the "Red Velvet Lounge" (aka - "man cave") above my garage are below.

What you cannot see is a virtual racing cockpit in one of the corners. Cool setup with surround sound, butt thumper and 32" LCD.

Oddly enough, I have Ferrari and F1 memorabilia up now. But no FGT. What's up with that?

I have done air, Reelcraft (I got it from Grainger), VERY worth it. I did not bother with power, as we have a ton of outlets, and I have several short 6' 10' and 20' extension cords that are plenty of legnth to do what ever. If I had a dedicated wash bay, I would probably do a water reel.

I have been thinking about installing air lines and power lines from reels hung on the ceiling. Has anyone done this and is it worth the effort? I

I was gone a couple days, again great stuff. AZTAD you're man cave is fantastic and definitely something to shoot towards. I don't know that I will be able to convince my wife that I need to go that elaborate (I already have a theater with 120" screen, a Harley Davidson themed billiard & game room with wet bar etc. and a 18'x30' motorcycle room built into the house) but none are as impressive as yours. I will use the link provided to figure out how to get pictures in and will update periodically.

I have a spot for 5 cars. Could get 7 if I had lifts in my garage, but I have extra room at the shop! :biggrin
Plasma TV, toouch panels in walls, Central heat and air, game room over top of garage with access to main house. Acid stained floors, etc. Nothing extravigant, but works for me! :thumbsup
